    Sanding and Refinishing

    Sanding and re-finishing is the best option for restoring any hardwood floor, or changing floor colors.

      Rough Sanding

      The first pass with the sanding machine is what is known as "Roughing Off." We use a lower grit paper to remove the pre-existing polyurethane and stain. This part of the process also helps ensure the floor is nice and level.

      Fine Sanding

      Once the rough sanding is complete, the floor is then re-sanded with a finer paper making the surface nice and smooth. The floor is now ready to be stained (if applicable) and then receive the first coat of polyurethane.

      Polyurethane

      Your floor will receive three coats of polyurethane to ensure it is well protected. Each coat takes roughly ~12 hours to dry (overnight). We also recommend you use felt pads on furniture to protect the floor while moving your furniture back into place.

      We understand that you may have some questions about the process, below we have tried to answer some of the most common ones:

      How long is the sanding process?

      Each job is different, as many variables go into sanding a floor. In sanding, the main variables include but are not limited to: the size of the job, stain color (if applicable), and any repair work to be completed before sanding.

      How do you deal with the dust?

      We understand that many people worry about the amount of dust created during the sanding process. Here at New Age Flooring, we use a "DCS" or "Dust Containment System." Essentially, this is a commercial vacuum that uses hoses to connect to various pieces of sanding equipment. While this contains the vast majority of the dust created during the process, it is near impossible to eliminate 100% of all dust produced. For this reason, we can hang plastic around any areas of concern upon request. We will also clean any surfaces/appliances before job completion.

      Can I see stain samples?

      Of course! If you are thinking about changing the color of your floor, we want to help you decide what color is right for you. During the sanding process, we can place samples on the newly prepped surface wherever you like. If you want to see multiple samples side-by-side for comparison, we are more than happy to accomodate. If you already have a color in mind, that's fine too! In the end, we want you to have a floor you love.

      How many coats of Polyurethane do I get?

      You will receive three coats of the Polyurethane of your choosing (Satin, Semi-Gloss and Gloss.) Each coat takes roughly 12 hours to dry, sometimes longer depending on the ventilation in the house.

      Buff and Coat

      If you are looking to repair light surface scratches or just performing upkeep, a buff and coat is a great option.

        Buff and Coat

        This is the least aggressive, but fastest and most convenient option for removing light surface scratches and imperfections. If you are just performing routine maintenance on your floors, this is a great choice.

        We understand that you may have some questions about the process, below we have tried to answer some of the most common ones:

        What exactly is involved in the process?

        We carefully perform a light sanding to smooth the surface of the pre-existing finish. This also helps remove any surface or light imperfections that may exist. You can see in the image above the contrast between the floor that has just been lightly buffed and when the polyurethane is applied.

        How long does this process take?

        In the vast majority of cases this is a one day process. Once the polyurethane has had time to dry, you are good to go. We always recommend letting the polyurethane dry overnight. A good way to test if the polyurethane has completed the drying process is to lightly rub the surface with your hand the following morning. If the floor still feels a little tacky, give it a few more hours to dry and repeat the process. This can vary mildly from case to case, as airflow in each house is different.

        What is considered a 'light' surface scratch?

        These are usually your typical feint scratches in the top layer of the polyurethane from normal wear and tear. However, this proccess would not fix any imperfections that penetrate the polyurethane into the wood itself.
